The Importance of Minimum Night Restrictions

Nord Collection, a Copenhagen-based property manager with 100+ listings and several apart-hotels in development, used PriceLabs (integrated with Guesty) to distribute dynamic pricing and minimum-stay rules across channels like Airbnb and Booking.com. They were challenged by high per-booking costs and an overload of short 1–2 night stays that were nearly as expensive to service as longer bookings and often blocked more profitable stays.

PriceLabs helped Nord Collection implement dynamic minimum-stay rules (higher minimums far out, 3 nights mid-range, 1 night only near-term) and the “minimum stay for orphan bookings” (orphan day discount) to fill gaps. As a result, average length of stay rose from 3.1 to 4.3 nights (≈40% increase) and revenue for the same listings grew by over 10%, with fewer but longer stays, higher occupancy and reduced workload.
