Guestit, a short-term rental property manager with 400+ listings in Stockholm, worked with PriceLabs to tackle a major revenue management challenge around Taylor Swift’s May 2024 concerts. Using PriceLabs’ dynamic pricing, Market Dashboard, and Portfolio Analytics, the team had to price high-value concert nights without reliable historical comps and balance occupancy with ADR across a large portfolio.
PriceLabs helped Guestit set aggressive event pricing and flexible minimum-stay rules well in advance, then adjust rates and stay requirements as booking pace evolved. The strategy drove strong pickup and ultimately helped Guestit achieve nearly double the ADR of their Supercomp set on concert nights, with some neighborhoods seeing roughly triple the RevPAR of market comps and a reported 250% ADR increase on the highest-value dates.
