Lincoln Harris manages the 32‑story West Trade office building in Uptown Charlotte and needed to bring the 329,930 sq. ft. multi‑tenant property up to its portfolio performance standards after taking ownership in 2018. Facing building drift, control issues, and the limits of manual tuning on Tridium Niagara 4 controls, Lincoln Harris deployed the cloud‑hosted PointGuard Platform (PointGuard/SkySpark MBCx) to combine on‑site engineering with continuous, data‑driven monitoring.

PointGuard was integrated as part of a two‑year retrofit and retro‑commissioning program to detect and prioritize faults (excessive RTU runtimes, fans stuck in hand, simultaneous heating/cooling, failed control points, overcooling, off‑hours reheat, etc.) and guide corrective actions. The PointGuard platform helped enable roughly half of a measured 40% month‑to‑month energy reduction from a 2017 baseline to 2020, delivered first‑year energy savings of $31,580 (~$0.30/sq.ft., ~12% overall), produced high comfort scores, and achieved a simple payback of less than six months.
