How analytics helped to uncover the biggest wasters of energy use, and identify areas of improvement and equipment that needed upgrades

National Gypsum, a global board producer headquartered in Charlotte, NC, faced a complex HVAC and controls problem at its 73,400 sq ft headquarters: multiple brands and vintages of controls, broken components, faulty communications, and suboptimal settings that undermined energy efficiency and comfort. PointGuard was engaged to address these issues using Retro-Commissioning and ongoing building analytics services.

PointGuard’s team (with United Automation as controls contractor) performed benchmarking, trend analysis, testing, on-site reviews and staff interviews, then replaced chiller controls, enabled isolation valves, deployed a discharge air temperature reset algorithm, instituted an economizer for free cooling, and adjusted heating offsets by 4+ degrees to avoid excessive cycles. As a result, building analytics now maximize the value of the full-service maintenance agreement, allow National Gypsum to identify and prioritize repairs from data, ensure follow-through by the service provider, and deliver improved energy optimization and critical alerts for issues affecting the data center.
