DDR, a publicly traded real estate investment trust that owns and manages over 500 shopping centers (130 million sq ft) across 41 states, Puerto Rico and Brazil, relied on leasing as its primary revenue driver. Its lease process was slow and fragmented—built on a custom Lotus Notes application and Word documents—lacking standardized clauses, integration, visibility and reliable reporting, which created delays, inconsistent practices and higher legal and operational costs.
DDR built an end-to-end Lease Management System on the OpenText platform (Enterprise Publishing, Content Server, Workflow, Capture Center, Records Management, etc.), integrated with Salesforce as the front end and implemented with partner Supai Systems; the LMS went live in July 2011. The integrated solution created a single “deal container” with clause libraries, versioning and workflow, delivering dramatically improved transparency and accountability for over 600 users, faster reporting, reduced paper and legal costs, stronger SOX compliance and a repeatable process that improved productivity and deal returns.
