Union Investment, a real estate investment firm, faced the challenge of adapting a vacated half-floor space at One Snow Hill in Birmingham to meet modern market demands for flexible, high-quality offices. They partnered with vendor Oktra to create a market-ready, 'plug and play' solution that would attract fast-moving occupiers seeking immediacy and reduced upfront costs.

Oktra designed and delivered two fully fitted, Cat A+ suites featuring open-plan desking, collaborative areas, and quiet zones. The solution was built cost-consciously through creative reuse of existing materials and with a focus on sustainability in line with Union Investment's ESG strategy. The successful outcome for Oktra was that one suite was quickly leased by Markel Insurance, demonstrating how this proactive, flexible approach can drive occupancy and future-proof assets in a competitive market.
