How a commercial real estate firm ran a multi-site competitive analysis using Near’s mobile location data

A commercial real estate firm worked with Near to compare four Des Moines-area shopping centers and better understand who their customers were, how the sites differed, and what behavioral patterns each location attracted. Using Near’s mobile location data and reports such as the Optimal GeoSpace, Demographics, CEL-CDL Distance, and Zero Point reports, the client set out to evaluate trade areas, customer origins, and competitive overlap across the sites.

Near delivered a multi-site competitive analysis showing that Site 1 had the largest trade area, Sites 2 and 3 drew affluent local visitors with strong nearby competition, and Site 4 attracted visitors from farther away, especially toward Iowa City and Cedar Rapids. The analysis also identified where visitors lived and which other retailers they frequented, helping the commercial real estate firm understand each location’s pros and cons and choose the site that best aligned with its goals.
