eXp Realty Moves to Enterprise Microservices Architecture

eXp Realty, the sixth‑largest U.S. broker and the first cloud‑based real estate firm, relied on a monolithic Mendix app, eXp Enterprise, for onboarding, deal registration and other mission‑critical workflows. Rapid growth—from 2,500 to 18,000 agents—and explosive feature sprawl (from 30 to 1,700 features) produced heavy technical debt, a tightly coupled data model, extreme resource usage (peaking at ~1,250 threads) and hosting failures that prevented the app from scaling to meet nationwide demand.

To fix this, eXp re‑architected eXp Enterprise into an enterprise microservices platform—securing cross‑team buy‑in, adopting a three‑pronged strategy (strategic goals, architectural principles, and delivery practices), creating an innovations team that owns services, and applying CI/CD and limited shared code patterns. In just over a year they decomposed ~80% of the monolith, now support 18,000 agents (with a roadmap to 100,000), handle 2,000 daily users, grew their engineering capacity, and earned the Mendix Digital Transformation Award in 2019.
