The historic Pacific Tower in Seattle required a major renovation to meet the city's strict energy codes while preserving its historic character. The customer faced the challenge of modernizing the building's inner workings to perform like a new construction without compromising its historic design. McKinstry was engaged as the MEPFP design-builder to address this complex task.
McKinstry implemented a first-of-its-kind outcome-based energy plan for the city. Their solution included a completely wireless lighting control system with occupancy and CO2 sensors that integrated with HVAC for zone-by-zone comfort, high-efficiency heat pumps, and interior storm windows. This approach allowed them to meet historic preservation requirements while achieving energy consumption below code. McKinstry successfully piloted Seattle's new compliance path, and the building's performance was validated with post-occupancy utility bills, securing a utility incentive for the customer.
