BGIS, a global leader in facility management and real estate services, needed a better way to prove the value of a lighting retrofit across hundreds of client sites. The challenge was quantifying savings from reduced maintenance and repair work orders, which were hidden in 30,000 free-text work order descriptions and complicated by staggered retrofit timing and control sites. BGIS turned to KNIME and its natural language processing capabilities to analyze the data objectively and accurately.

Using KNIME’s data science and topic modeling workflows, BGIS categorized work order text before and after the retrofit to identify the types of issues addressed and measure associated costs. The analysis showed a dramatic drop in retrofit-related service calls and helped attribute savings to the fluorescent tube upgrade. The result was $420K in annualized maintenance and repair savings on a $4M retrofit budget, plus a $35K reduction in average monthly work order costs.
