Incube.Space Transforms Commercial Real Estate to ‘Space as a Service

Incube, operator of the London Connectory coworking space, faced frequent lost access cards, limited IT capacity to manage the space, and access systems that couldn’t enforce membership tiers. Incube chose Kisi and installed Kisi door readers (14 readers across entrances, meeting rooms and offices) and mobile/NFC access from opening to provide a more flexible, integrated access-control layer.

Kisi’s cloud-based mobile/NFC access and open APIs were integrated into Incube’s CubeOS and platforms like OfficeRnD and Envoy to enable remote, time‑based provisioning, automated guest workflows, and membership-tiered access. The solution simplified contractor and out‑of‑hours provisioning, tied meeting-room bookings to access and billing (protecting revenue), supported three membership levels for ~100-member capacity and thousands of guests, and delivered measurable operational efficiencies and improved space utilization.
