A Johnson Controls Case Study
ProLogis, a global real estate company with its headquarters at Pier 1 in San Francisco, wanted to improve the sustainability of its historic office building, lower energy bills, boost occupant comfort, and add on-site solar generation without a large upfront capital outlay. ProLogis turned to Johnson Controls and San Francisco’s PACE financing program to help fund the project.
Johnson Controls implemented a building-wide energy retrofit that included a 200 kW rooftop solar array, LED and other lighting upgrades across 1,500 fixtures, daylight harvesting and occupancy sensors, and HVAC recommissioning. The project was expected to cut grid energy purchases by 32% and save about $98,000 annually, while using $1.56 million in PACE financing repaid over 20 years through the property tax bill.
