A Johnson Controls Case Study
East Central College, a community college in Union, Missouri, needed to address aging buildings, deferred maintenance, and rising expectations for comfort, safety, and efficiency without taking on major upfront capital costs. Johnson Controls worked with the college to develop an energy performance contract centered on lighting, controls, water fixture, and building envelope upgrades, along with building automation improvements.
Johnson Controls implemented phase one of East Central College’s 10-year master plan in 2017, delivering retrofit improvements with guaranteed savings. The project cost $1.26 million and is expected to generate $1.65 million in guaranteed savings over 15 years; early results already exceeded guarantees, with total first-year savings of $81,673 versus $72,555 guaranteed. The upgrades also improved campus safety, reduced maintenance burden, and lowered carbon emissions.
