A Johnson Controls Case Study
The City of Kokomo, through the Housing Authority of the City of Kokomo, needed to improve 550 affordable housing units across multiple sites while coping with shrinking federal funding and aging infrastructure. Johnson Controls helped address this challenge with an energy savings performance contract approach that would fund critical upgrades without requiring upfront capital.
Johnson Controls implemented $3.3 million in upgrades and repairs, including water conservation measures, bath-to-shower conversions, lighting and HVAC improvements, weatherization, and new sliding doors. The project was designed to pay for itself through guaranteed savings, delivering $223,000 in annual energy savings and $133,000 in water savings in just six months, while also improving resident safety, supporting local jobs, and providing workforce training.
