How ABC Self Storage used tax savings from a door replacement project to pay for significant capital improvements and enhance their facility

ABC Self Storage, a self-storage operator, faced the challenge of a newly acquired facility that was in poor condition and unable to attract tenants. They partnered with the vendor, Janus International, utilizing its R3 program to plan a comprehensive overhaul of the property.

Janus International provided a full door and hallway replacement and connected the customer with its tax advising partner, CSSI, to perform a cost segregation study. This process unlocked substantial tax savings through mechanisms like partial asset disposition and bonus depreciation, generating $585,131 in additional cash flow. The tax savings not only completely paid for the door project but also provided an extra $454,479, which ABC used to fund extensive exterior and interior facility upgrades.
