Place Eleven - Customer Case Study

Place Eleven, a 14-storey Class A office building in Riga, needed help designing a highly sustainable project that could meet strict BREEAM Excellent requirements. Energy consultants True Energy Solutions (TES) used the IES Virtual Environment (IESVE) to carry out detailed energy and daylight modelling and support key design decisions for the 24,000 sqm development.

Using IESVE, TES helped optimize the building envelope, window sizing, glazing, lighting controls, and HVAC strategy, including variable refrigerant flow with heat recovery and demand control ventilation. The result was an estimated 70% reduction in end-use regulated energy consumption versus the ASHRAE 90.1-2010 baseline, 14 out of 15 BREEAM energy points, and recognition as the Most Sustainable Project in Latvia in 2015.
