How one City Worked with Investors and Developers to Find the Best Way to Enrich Its Community

Hawthorne Realty Group, a real estate company, faced the complex challenge of gaining approval for a major mixed-use development in the City of Hawthorne, which required a detailed analysis of the project's potential economic and fiscal impacts. To address this, they worked with the vendor IMPLAN and commissioned HR&A Advisors, Inc. to utilize IMPLAN's economic input-output modeling application and data.

Using IMPLAN's modeling techniques, HR&A conducted a precise net analysis of the proposed development's construction and operational phases. The solution provided by IMPLAN enabled the customer to quantify significant positive impacts, including the creation of 608 total construction jobs and over $93 million in economic output. The analysis also projected the development would generate a net $10.8 million in municipal revenue over two decades, providing the concrete data needed to secure city approval for the project.
