Case Study: KBS achieves lower energy use and utility bills with Gridium

Ten Almaden Invests in Building Operations and Lowers Energy Use 3.5% and Electric Utility Bills by $9,000 Annually

KBS, through its High Performance Buildings program at the Ten Almaden Class-A ENERGY STAR office tower in Silicon Valley, wanted to improve building operations and reduce energy use and utility costs. Working with Gridium’s energy data analytics and smart meter insights, the team identified opportunities in lighting and BMS scheduling to better support efficient operations and tenant comfort.

Gridium helped KBS implement lobby LED upgrades, economization improvements for free cooling, and refined startup/shutdown and weekday temperature schedules. The results included a 3.5% reduction in energy use, about $9,000 in annual electric utility bill savings, and 304,310 kWh saved in the garage lighting retrofit alone, with a 19,032 kWh lower baseload and temperature-response use in July 2018 versus the prior year.
