Facing the dual challenge of lowering energy use and utility costs while preserving a world‑class tenant environment, the property team sought operational improvements driven by data from smart electric meters.

The building implemented targeted measures—upgrading 130 lobby fixtures to LEDs and retrofitting the entire garage lighting (saving 304,310 kWh, a 72% reduction), supporting a major tenant’s LED install, and refining BMS controls (improved economization, weekday temperature setpoints indexed to outdoor/indoor conditions, and optimized startup/shutdown schedules). As a result, Ten Almaden cut overall energy use 3.5%, reduced electric utility bills by about $9,000 annually, and lowered baseload/temperature‑response use by 19,032 kWh in July 2018 versus the prior year.
