The Arizona Department of Administration faced a challenge replacing the historic Carnegie Library roof in downtown Phoenix, a time-sensitive project with a limited scheduling window and budget concerns. Initial bids came in around $1.3 million, far above what the department had planned, putting the roof replacement at risk.
Gordian implemented Job Order Contracting to streamline procurement and support value engineering, working with contractor SD Crane to keep the project moving quickly and under control. The result was a completed roof replacement for $659,355, saving taxpayers more than $600,000 while preserving the integrity of the historic landmark.
