A Gensler Case Study
The Mill, an established coworking brand, faced the challenge of expanding within Wilmington's historic Nemours Building. They needed to transform this legacy office space into a vibrant, experience-driven destination that supports modern work styles like social connection and wellness, all without compromising the building's historic architectural character. The vendor, Gensler, provided design and architectural services for this adaptive reuse project.
Gensler's solution reimagined two floors as a connected, multisensory workplace. Key features included an interconnecting stair to foster interaction, hospitality-inspired amenities, a reimagined rooftop terrace, and tech-enabled spaces like a podcast studio. The result was a high-performing, 28,000-square-foot coworking environment that strengthens community and encourages long-term tenant engagement. Gensler demonstrated how to future-proof a heritage space through innovation and a deep respect for context, with the project becoming a 2025 CoreNet Mid-Atlantic Finalist for Workplace Design.
