The customer, 280 Art Boulevard, sought to create an iconic residential landmark on an exclusive avenue in São Paulo that would be rooted in the city's modernist tradition and converge art, architecture, and nature. The challenge was to design a building that balanced privacy with its unique position between the dense urban skyline and an expansive garden. Gensler was engaged to provide architectural design services to address this challenge.

Gensler, in collaboration with Zien Arquitetura, designed the building with expansive terraces and a sculptural parametric façade that modulates light and privacy. The solution created full-floor residences that function as villas in the sky, emphasizing indoor-outdoor living and curated local art. The impact was a new standard for ultraluxury living, with the high-performance design enhancing comfort and reducing reliance on mechanical systems. The project has been recognized with several awards, including the GRI Global Real Estate Award for Residential Project of the Year.
