Building Owners and Managers Association (BOMA) and its members faced prolonged, sharply reduced physical occupancy during the COVID-19 pandemic, forcing property managers to rethink daily operations and HVAC schedules to avoid wasted energy and staff effort. Genea’s Access Control portal and its On-Demand (Overtime) HVAC solution were highlighted as tools that let tenants request after-hours HVAC and lighting from their smartphones while giving managers timely occupancy data to guide decisions.
Genea implemented tenant self-service on-demand HVAC integrated with building management and billing systems, requiring only minor BMS configuration changes and eliminating much manual staff intervention. In a sample of five Genea client buildings tenants requested on-demand HVAC for just 26% of normal operating floor-hours, and on‑demand buildings realized roughly double the savings of controls (average consumption avoided: 26% vs. 13%; total cost savings: 16% vs. 7%), demonstrating measurable energy and cost reductions while maintaining tenant comfort.
