How Avail focused on KPIs and went from scrappy startup to scale-up

Avail is a rental‑tech startup that builds tools and education for landlords and tenants, from tenant screening to end‑to‑end customer support. After a $2M seed round the team discovered they lacked a shared definition of “active” users and were tracking different KPIs with inconsistent calculations, which left teams pulling in different directions and clouded decision‑making during a critical scaling phase.

To fix this they agreed on the core KPIs that mattered for scaling (Signup Rate, Activation Rate, ARPU, CPA), standardized event tracking and calculations, and surfaced real‑time dashboards via Geckoboard (fed by Mixpanel and Google Analytics) on a central office display.
