University Campus Building was struggling to get value from its existing sub‑metering and had limited building- and equipment-level energy transparency across a Tridium BMS with distributed air‑handling and a centralized water‑side plant. To become more proactive in detecting HVAC energy wastage, the customer engaged IBM Envizi ESG Suite, deploying its Equipment Fault Detection Module and software metering (SoftMeters).

IBM Envizi ESG Suite implemented equipment fault detection and software metering across AHUs, RAFs, chillers, cooling towers, pumps, boiler and thermal storage (SoftMeters on 8 AHUs, 6 RAFs, 2 chillers, 2 cooling towers, 5 CHW pumps, 2 condenser pumps, 1 boiler, 2 HHW pumps and 1 thermal storage system). Within the first two weeks after going live (the first building), the solution identified $26k in energy cost savings via low‑cost tuning (e.g., resetting supply air pressure set‑points, stopping out‑of‑hours RAFs, eliminating unnecessary 24x7 chilled‑water pump operation, shifting thermal‑storage recharge to 10pm) and avoided planned CAPEX for physical sub‑metering by demonstrating that SoftMeters deliver superior transparency and value.
