Case Study: Commercial Office Building achieves 12% energy reduction and 0.5-Star NABERS increase with IBM Envizi ESG Suite

Commercial Office Building is an A-Grade, 40,700 m² commercial office (22 levels) with a 4.5 Star NABERS Energy rating and a Siemens DESIGO BMS. Despite existing efficiency programs, the building faced limited equipment-level transparency across complex, energy-intensive HVAC systems, making root-cause detection of wasted energy difficult and leaving peak demand unmanaged.

IBM Envizi ESG Suite deployed Envizi’s Fault Detection (Envizi EFD) and software metering on 49 HVAC items to uncover issues such as inefficient chiller and boiler staging, suboptimal AHU schedules, economy cycle misuse, chiller short-cycling, and equipment running on public holidays. IBM Envizi ESG Suite’s analytics enabled targeted fixes that delivered a 12% total energy reduction in 12 months and a 0.5 Star increase in NABERS, with further cost savings expected from peak demand reductions.
