Westminster Management, a New York City-based owner/operator with a portfolio of 20,000+ apartment homes, needed a faster way to match prospective residents with apartments that fit both their location preferences and budget. Before working with Engrain, leasing teams often spent too much time touring multiple units just to narrow down options, only to discover that a chosen apartment was outside the prospect’s price range.
Engrain implemented SightMap® and TouchTour® Enterprise to streamline unit selection, improve pricing transparency through Yardi integration, and make tours more personalized and efficient. The result was significant time savings for leasing teams, more tailored follow-up emails, and increased engagement; Westminster also reported that properties sending the most TouchTour follow-ups saw higher applications. Based on the success, Westminster expanded the rollout and made TouchTour part of the standard leasing process.
