SL Green, the largest commercial office landlord in New York City, wanted to reduce operating costs at its high-rise properties without compromising the performance of its highly skilled engineering team. At 919 Third Avenue, a 47-story, 1.4 million-square-foot Midtown Manhattan building with $3.8 million in annual utility spend, SL Green turned to Enertiv and its platform to better quantify overtime HVAC costs and support more data-driven decision-making.
Using the Enertiv Platform and Enertiv 360 solution, SL Green’s engineering team tracked real-time HVAC operating costs and identified several optimization opportunities, including shifting interior supply fan start times and adding VFDs to pumps. Enertiv helped SL Green verify savings faster and more accurately, resulting in more than $32,000 in documented savings and an additional $138,000 in potential savings identified at 919 Third Avenue, while also giving management remote visibility into building performance.
