NYCHA, the New York City Housing Authority, is the largest landlord in New York City, serving more than 560,000 residents across 2,351 buildings. Facing a massive financial shortfall and the need to improve indoor air quality and tenant comfort, NYCHA looked for a way to reduce maintenance costs and better manage rooftop ventilation fans, which often fail without being noticed during routine inspections. Enertiv was selected to help address this challenge.
Using a single EnertivTwo device and Enertiv’s platform, NYCHA captured data from 28 rooftop ventilation fans and integrated maintenance insights directly into IBM Maximo, the agency’s existing work order system. Enertiv helped identify failures faster and reduce mean time to repair from 60 days to just 3 days, a 95% improvement. This enabled NYCHA to respond more quickly to equipment issues while improving service to residents.
