Employee Feedback Helps Drive Growth Strategy at Griffis Residential

Griffis Residential, a Denver-based owner and manager of nearly 8,300 apartment units, faced engagement and retention challenges during a period of rapid expansion. After acquiring 11 properties in 2015, the company’s employee satisfaction scores slipped and it missed the Denver Post Top Workplace list in 2016. The team worked with Energage and its Employee Engagement Survey to understand where employees needed more support, especially among community managers and service teams.

Using feedback from the Energage survey, Griffis Residential implemented targeted improvements such as floating associates, higher pay for undervalued roles, stronger disability benefits, and recognition programs, along with expanded tuition assistance and other development efforts. These changes helped the company return to the Denver Post Top Workplaces list in 2017, and lowered turnover to just under 29% versus an industry average of 40%. Energage’s survey-driven approach also helped the company build plans for continued growth.
