Washington Real Estate Investment Trust, the oldest publicly traded REIT in the United States, manages a portfolio of more than 50 office, retail, and multifamily properties across Maryland, Virginia, and Washington, DC. The company needed a better way to control energy costs, reduce price risk, and turn energy management into a financial advantage, so it partnered with Enel X for energy supply management and demand response.

Enel X developed a tailored energy strategy that used timed block purchases supplemented by spot market purchases, while also providing building-level budgeting and quarterly variance reporting. Enel X also enrolled 21 properties in demand response, allowing Washington REIT to earn revenue by reducing electric load during peak periods. The program has generated $400,000 in demand response revenue since 2011 and helped execute a 60,000 MWh supply contract near a 10-year low for electricity rates.
