EP2 Investment Holdings, LLC, an Ann Arbor property development and management firm overseeing 15 healthcare buildings (4,000–82,000 sq ft) and more than 3,600 assets, needed a modern CMMS to replace an inactive work order system. Key challenges included integrating maintenance with purchase orders, invoicing and accounting, improving technician and tenant work-order workflows, and increasing visibility into maintenance costs and reporting for board and township requirements.

EP2 implemented eMaint, with the project manager leading training, entering assets, and customizing dashboards, forms, interactive facility maps, priority workflows, and PO/invoice integration. The CMMS delivered simpler invoicing and tenant WO requests, instant reporting for budgeting and compliance, more accurate time-and-labor billing, and faster township documentation—while usage reports help identify and close remaining adoption gaps.
