A eMaint Case Study
The City of Richland, Washington (pop. ~48,000) launched a 5‑year strategic plan to improve efficiency and asset stewardship and asked its Parks & Recreation team to pilot a long‑term maintenance program. Facilities Manager Tim Werner and a 22‑person crew were responsible for 10 city buildings and numerous parks and needed a CMMS to track maintenance costs, time by asset, and support “maintain vs. replace” decisions tied to budgeting and staffing.
Richland implemented the eMaint CMMS, building a detailed inventory by site, room and asset, standardizing recurring tasks and importing time and cost data into hierarchical facility records. The system now produces reports used for planning, budgeting and staffing, clarifies where money and time are spent, improves decision‑making on maintenance versus replacement, and will be rolled out citywide after the successful pilot.
