How This Homebuilder Is Making $13k More per Home Despite Supply Chain Issues and Record High Lumber Prices

TK Constructors, a Muncie, IN on-your-lot homebuilder that builds roughly 350 homes a year, faced rapidly rising framing lumber and fuel costs plus pandemic-driven supply-chain disruptions that left their practice of using placeholder costs and late pricing exposing homes to low or negative margins and unreliable ERP data. To solve this, TK Constructors turned to ECI Software Solutions and its MarkSystems platform (along with LotVue and Lasso) to improve estimating, purchasing, and reporting.

Using ECI Software Solutions’ MarkSystems, TK cleaned up data, built full estimates and material lists for standard homes and options, implemented cost codes, automated PO updates and payments, and adopted the vendor portal and training to improve vendor transparency and purchasing processes. The changes delivered measurable results: a 5% increase in gross profit margin, about $13,000 more profit per house versus 2019, a projected $1.3M reduction in variance POs, roughly 20 hours saved per week on PO work, and faster, more accurate payments and better bargaining power with subcontractors.
