XO Communications engaged Cresa for Transaction Management on its 74,663 sq. ft. Austin location to reduce monthly rental exposure, dispose of 27,740 RSF of the premises through sublease, buy-out and termination, and consolidate operations to a single floor. The project was led by the Cresa team, including Chris Marchbanks, and focused on lowering occupancy costs while managing disposition logistics.

Cresa negotiated and re-cast the existing lease below market rental rates, executed disposition strategies (sublease/buy-out/termination), consolidated space and removed existing furniture, fixtures and equipment. As a result, Cresa reduced XO Communications’ rental exposure by 33% and delivered immediate savings of $2.24 million.
