World Triathlon Corporation (WTC), owner of the Ironman brand, operates a 19,386 sq. ft. logistics center in Louisville, CO. In early 2019, with 18 months remaining on their Boulder lease and a need to add office space for a dozen new associates (an anticipated $125K build-out), WTC engaged Cresa’s Denver office for Transaction Management to identify options and advise on next steps.
Cresa educated WTC on the local market, toured alternative facilities, and negotiated with WTC’s landlord, Etkin Johnson, to structure an early lease renewal that rolled the office build-out into the deal. Cresa’s efforts secured a 7‑year renewal at market rates that included the cost of the expansion—avoiding the ~$125K direct expense, increasing WTC’s usable space, and positioning the company to pursue a permanent facility—delivering measurable savings and operational continuity.
