Warner Music Group, a major entertainment company with 270,000 sq. ft. of operations in Los Angeles, faced fragmented operations across three buildings in two submarkets with differing lease expirations and outdated, inefficient space. They needed to consolidate into a single, modern location that would support employees and artists — including recording studios, large public meeting spaces and ample parking. Cresa provided Transaction Management services to guide the consolidation.
Cresa conducted an extensive review of employee demographics, competitors, business partners and real estate submarkets and helped Warner Music Group select a historic former Ford factory in the Arts District of Downtown Los Angeles for redevelopment into creative office space while retaining its vintage character. The move, facilitated by Cresa, created a 270,000 sq. ft. flagship presence, marked the largest office relocation to Downtown Los Angeles in 30 years, made Warner Music Group the largest creative company in the area, and spurred several other entertainment leases within the first year.
