UTZ Quality Foods engaged Cresa for Transaction Management after acquiring the Conder Snacks facility and operating it until consolidating and closing the site in late 2018. Cresa faced the challenge of marketing a 106,000 sq. ft. industrial food-production property—with removed machinery, grease traps, uneven floors and low clear heights—to a narrow pool of buyers given its prior use.
Cresa repositioned the asset for traditional industrial users by highlighting location advantages (light rail access, outside storage, favorable zoning, a dedicated Union Pacific rail spur and easy office retrofits) and marketed the property empty. The property sold to National Wood Products after a 45‑day contract and a 30‑day extension to finalize a rail-spur agreement, closing on July 31, 2019; the deal was the largest owner-user building sale in the Denver metro area for summer 2019.
