Top Hat - Customer Case Study

Top Hat, a fast‑growing education technology company (ranked 36th in the Deloitte Fast 50 with 617% revenue growth from 2013–2016 and whose platform is used by 75% of leading North American colleges and universities), needed a future‑proof, flexible headquarters after outgrowing multi‑floor space at 2 Carlton Street. Top Hat engaged Cresa (Cresa Toronto) for transaction management and disposition services to define required size and type of space and to run a metrics‑based, customized site‑selection process.

Cresa delivered a data‑driven solution—creating a customized ranking grid, conducting market due diligence, narrowing the search beyond typical “brick and beam” options, and negotiating lease terms—that resulted in a 43,882 sq. ft. head office at 151 Bloor Street. The Cresa‑brokered space provides centralized transit access, strong branding visibility and an innovative design (two‑floor atrium, large internal staircase, open flexible floor plates and sit/stand desks for all), meeting Top Hat’s growth, talent‑attraction and long‑term landlord‑relationship goals.
