The Motley Fool, Inc., a leading multimedia financial education company, faced rapid growth and needed to quickly secure additional office space while remaining in Old Town Alexandria near the King Street Metro, improving its headquarters from a Class C to a Class A trophy building and maximizing visibility and signage. The Motley Fool engaged Cresa for project management and transaction management to help navigate limited options and preserve negotiating leverage.
Cresa deployed an integrated services team—transaction services, lease forensics, workplace strategy, and project management—and negotiated 41,022 sq. ft. at 2000 Duke Street, delivering underground access to the King Street Metro, prominent lobby and exterior signage, and a dedicated parking level with car stacking that raised TMF’s parking ratio to 5:1,000 (vs. 3:1,000 for other tenants). The outcome upgraded The Motley Fool’s headquarters, nearly tripled its footprint since 2004, and positioned the company for continued efficient growth.
