Stanley Martin Homes, a well‑known Mid‑Atlantic homebuilder occupying 35,213 sq. ft. at 11111 Sunset Hills Road, faced an upcoming lease expiration and engaged Cresa for Transaction Management to develop a strategic real estate plan. Cresa conducted a needs assessment, market appraisal, and crafted internal/external communication and negotiation strategies, then proposed and executed a two‑transaction solution: relocating the corporate headquarters to Reston Town Center (11710 Plaza America Drive) and moving the regional office and marketing center to Chantilly (14200 Park Meadow Drive). Cresa negotiated an option to terminate plus a substantial improvement allowance that included free rent and build‑out, cabling, and furnishings; the deal’s favorable economics allowed Stanley Martin Homes to lease an additional 4,000 sq. ft. and immediately sublet it on “day 1” for flexible term. The result: improved image and locations, greater operational cohesion, flexible footprint options, and materially better financial terms secured by Cresa.
