Square Enix, the North American developer, publisher and marketer of interactive games based in Los Angeles, faced an aging, inefficient 40,000 sq. ft. office after 12+ years in its location. Wanting to retain and recruit talent while minimizing capital expenditure, Square Enix engaged Cresa for Transaction Management to evaluate renewal versus relocation and pursue low‑CapEx, turn‑key solutions.

Cresa negotiated an aggressive, favorable lease amendment that delivered a long‑term renewal with an improvement allowance and the ability to convert free rent into additional tenant improvement (TI) dollars, resolving over 35 issues with the landlord. The agreement let Square Enix fully reconfigure the 40,000 sq. ft. space with new construction, furniture, IT and office equipment, secured additional parking, activated exterior balconies, achieved an aggressive renewal rate, and produced significant time and cost savings.
