The Brattle Group, a professional services firm, needed to relocate and expand its Boston headquarters from Harvard Square into a larger, more flexible 60,000 sq. ft. space to support near- and long-term growth and to create an innovative, interactive office to attract talent. Cresa was engaged to provide Transaction Management and Project Management services to find suitable options and manage the relocation and build-out.
Cresa developed a short list of sites, leveraged The Brattle Group’s market position to generate competition, and negotiated favorable lease terms including 12 months free rent and significant improvement allowances (including a $7 million lobby renovation). Cresa also structured flexible lease provisions, led value engineering to reduce the project budget, managed vendor selection and an aggressive build-out schedule, and delivered the relocation on time and 7% under budget.
