Preferred Materials, an Orlando-based industrial firm that had recently acquired Prestige Concrete, needed to right-size and modernize its office footprint without disrupting its workforce. Facing underutilized, inefficient space and adjacency problems, Preferred Materials engaged Cresa for Transaction Management and Project Management to find a nearby, more efficient location.
Cresa’s space-requirement program showed Preferred Materials could operate efficiently in 80% of their current square footage, and Cresa identified and secured a first-floor space in the same office park that improved access and provided relocation flexibility. Through proactive negotiations Cresa obtained a substantial tenant improvement allowance that covered the full build-out and part of the FF&E, and Cresa’s project management team oversaw the build-out and move on budget—resulting in an attractive, adaptable facility and a streamlined real estate footprint.
