Facing a long tenure at 4800 Hampden Lane and limited true Class A alternatives in downtown Bethesda, the firm needed guidance on whether to relocate, renew, and how to handle an in-place renovation; Cresa provided Transaction Management and Project Management support.
Cresa tested multiple relocation scenarios, negotiated preliminary economic terms with competing landlords, and ultimately kept Paley Rothman at One Bethesda Center while lowering their rental rate a year ahead of lease expiry. Cresa secured a year’s rent abatement, nearly $2M in tenant improvements, and free use of 10,000 sq. ft. of swing space for one year so the firm could complete phased renovations—delivering measurable cost savings and a smooth project implementation.
