LPL Financial faced the challenge of consolidating seven San Diego sites with most leases expiring and a goal to create a state-of-the-art, technology-enabled campus. Cresa was engaged to provide Transaction Management, Consulting and Project Management to help align real estate strategy with LPL Financial’s operational and workplace objectives.
Cresa’s cross-market team (San Diego, Philadelphia and Dallas) analyzed options, engineered competition among landlords, and negotiated short-term extensions on six sites to buy time for a build-to-suit solution. Cresa finalized a 15-year, 415,000 sq. ft. lease on terms 14% better than alternatives—saving LPL Financial about $30,000,000—and also managed tenant improvements and the relocation.
