Cresa used the Trepp database to analyze the building’s debt timeline and discovered the debt was coming due at the same time as the client’s lease expiration, which shifted negotiations from market-rate discussion to a financial negotiation. As a result, Cresa secured an early renewal for International Software Company on below-market terms, avoiding higher future rents and delivering measurable cost advantage through the negotiated below-market lease.
