A Cresa Case Study
IMS Brogan, a healthcare firm in Ottawa, faced an expiring 26,500 sq. ft. lease amid a recent acquisition, layoffs and low staff morale, with aging but functional furniture in place. Cresa (team lead Lynn Owen) was engaged to provide lease negotiation, space planning, furniture standardization and project management to help right‑size and modernize the office.
Cresa established a new furniture standard and footprint, cutting IMS Brogan’s space requirement from 21,105 to 13,951 sq. ft. (a 7,154 sq. ft. reduction), which funded all-new system furniture, seating and a sound‑masking system. The renovation finished on time and 23% under budget; the final TI cost came in below the negotiated allowance and Cresa secured that unused cash to be applied to rent. Overall lease savings were +$3,000,000 over the term, with annual savings of more than $300,000 as noted by the client.
