A Cresa Case Study
Fortune School of Education, based in Sacramento, set an ambitious 10‑year growth plan to open multiple K–8 schools, acquire a site to feed all schools, and begin owning portions of its leased facilities (approximately 50,000 sq. ft. of space). To manage these goals Cresa (Transaction Management, lead Dave Smith) was engaged to develop site strategy and execute real estate transactions.
Cresa identified and creatively converted retail, office and flex properties into school sites, leveraged school leadership to win landlord and lender commitments, established a realistic facilities growth model, and negotiated aggressive — often below‑market — lease terms. As a result Cresa helped Fortune School of Education open seven school sites, lease administrative and higher‑education office space in Sacramento and the Bay Area, and identify and negotiate the land purchase for a future state‑of‑the‑art high school.
