A Cresa Case Study
ACDI/VOCA, a nonprofit occupying 45,776 sq. ft. in the Capitol Hill area, began a four‑year review of its culture and space needs while aiming to stay near Union Station and the Capitol and maintain below‑market occupancy costs. Cresa was selected to provide Transaction Management and Project Management through its tenant‑only advisory platform to deliver objective recommendations on whether to move, buy, or stay and renovate.
Cresa evaluated competitive alternatives, renegotiated ACDI/VOCA’s lease nearly two years before expiration to secure current market terms in a tightening submarket, and arranged two years of swing space to enable phased renovations. By managing the bidding and selection of design and construction teams and overseeing the renovation delivery (completed by end of 2014), Cresa helped ACDI/VOCA achieve significant savings, preserve below‑market cost structure, and modernize layout, furniture systems, and common areas with minimal disruption.
